10 Steps for Staging Success

LET GO

Start the process by disassociating yourself with your home. Begin to acknowledge the emotions attached to the memories made in your home and lovingly say goodbye to every room. Honoring the past in this way will help you “let go” and get excited to start focusing on the future! Imagine yourself proudly handing over the keys to the new owners!

DE-PERSONALIZE

Pack up personal photographs and family heirlooms. Buyers often get distracted by personal artifacts, making it difficult for them to imagine your house as their new home.

DE-CLUTTER

People collect an amazing amount of unused items over the years. Less is always more and this exercise will also help you organize and get a head start on packing up the belongings that you really treasure and use regularly. If you haven’t used something in over a year and it has no sentimental value, consider giving it away or donating it.

CLEAN FOR CURIOSITY

Don’t forget to give special attention to bedroom closets and kitchen cabinets. Buyers always open closet and cabinet doors to get a sense of storage space. Provide the most enjoyable showing by keeping these spaces very orderly and not over-stuffed.

CONSIDER STORAGE

If you have too much furniture in certain rooms or an heirloom fixture that will not be included in the sale, you might want to store it before showing. Buyers often want what they see and if you know you are keeping a fixture from your house, you may want to swap it out earlier rather than deal with it after an offer is presented.

MINOR REPAIRS

It is a good idea to replace any cracked floor or counter tiles, patch holes in walls, fix leaky faucets, fix doors and drawers that jam, replace burned out light bulbs etc. Attention to these details will keep buyers positively attentive to their overall experience in your home.

NEUTRALIZE /ACCESSORIZE

If possible, it is always a great idea to paint your walls neutral colors like grey, or beige. Stick to the rule of odd numbers. One large item or grouping 3 or 5 items together works best for accessorizing tables and shelves. Balance and contrast make a difference. A dark table is complimented by light accessories and light tables can be grounded and interesting with colorful objects that play off of an art piece in the room. If you are lacking art, mirrors are always a great choice! Replacing old or outdated bedspreads can make a big difference in the attractiveness of a bedroom. Add lamps to brighten dark corners.

KEEP IT FRESH

Do a deep cleaning and really make your house sparkle. People love to see clearly out of the windows and smell a fresh clean scent upon entering! After a good deep cleaning, it will be so much easier to maintain for showings.

CURB APPEAL

Go outside and envision yourself as the prospective buyer. Does your home look inviting? Make sure that your house number is visible, maintain landscaping, freshen paint, and keep all sidewalks cleared.
