Residential Maintenance Technician

10 West Real Estate Group is seeking an experienced, motivated, self-directed individual to join our team as a full-time Residential Maintenance Technician performing maintenance efforts at our portfolio of multifamily apartments.

10 West Real Estate Group is a full-service real estate company. We provide brokerage, property management, development, and real estate investment services.

RESPONSIBILITIES

Manage internal maintenance staff and 3rd party vendors and contractors;

  • Oversee and manage the performance of our internal maintenance staff
  • Work with 3rd party vendors to obtain bids and negotiate prices
  • Review contracts for all 3rd party vendors and contractors to ensure optimal value and performance
  • Ensure all work at properties is performed according to the safety standards of the company, OSHA and building codes
 

Manage, assist, and complete the day-to-day and emergency maintenance efforts as well as property renovation and capital improvement efforts;

  • Diagnose maintenance work orders submitted by tenants and/or property owners
  • Schedule and delegate/perform repairs in a timely and professional manner
  • Assure all maintenance work orders are completed on a daily/weekly basis
  • Perform emergency maintenance repairs (after hours) as required
  • Accurately document repairs performed on maintenance work orders including parts required in our property management system
  • Follow-up on completed maintenance work order requests to ensure satisfaction
  • Follow-up on incomplete maintenance work orders to ensure repairs have been scheduled and tenant has been communicated the schedule
  • Maintain the appearance and physical condition of our buildings and grounds
  • Assist in the management and execution of property renovation and capital improvement efforts
 

Manage and complete unit make-ready efforts;

  • Inspect vacated apartments and complete make-ready checklist
  • Inform property manager of needed services and repairs
  • Routinely perform duties to restore apartments to “make ready” status
  • Re-inspect vacant apartments after make-ready has been completed to determine quality of work performed
  • Coordinate status of make-readies with leasing staff
 

Create industry-leading maintenance standard operating procedures and best practices;

  • Develop, document, and implement standard operating procedures for all maintenance functions that are understood and followed by all
  • Develop, document, and implement seasonal and annual property maintenance plans
 

Develop, document, and implement systems and tools for purchase ordering and inventory management at all properties;

  • Create process to order parts and supplies necessary for routine, annual and seasonal maintenance
  • Create process to maintain property inventory by utilizing inventory management system
  • Maintain appearance and organization of property storage areas to company standards to facilitate quick assessment of inventory
 

General Responsibilities;

  • Provide weekly status reports to property manager and company owners
  • Perform a range of administrative tasks

This role is required to be “on call” 24 hours

REQUIREMENTS

  • Minimum 3 years of Maintenance Supervisor experience (Required)
  • Proven ability to manage, train and develop maintenance staff (Required)
  • Proven ability to develop, document and execute maintenance best practices and procedures (Required)
  • Experience developing and implementing inventory and purchase ordering best practices (Required)
  • Proven experience with general apartment maintenance, general carpentry, appliance repair, HVAC, plumbing, drywalling, painting, light electrical, overall building operations and inspections, knowledge of safety procedures and building codes, and cleaning (Required)
  • Available 8am to 5pm Monday through Friday and available for on-call emergency situations that may occur on nights, weekends, and holidays (Required)
  • CAMT Certification (Preferred)
  • Excellent written and verbal communication skills (Required)
  • Must be computer literate and embrace technology (Required)
  • Proficiency with Google Suite of office tools and property management software such as Appfolio (Strongly Preferred)
  • Valid driver’s license and proof of valid car insurance (Required)
  • High School Degree (Required)
 

PHYSICAL REQUIREMENTS

Extensive mobility and good physical condition are necessary for the job. The ability to lift 100 lbs. may be necessary for installation and removal of appliances among other tasks. The ability to operate all necessary hand tools to make repairs is required. The ability to kneel, crouch, climb, crawl, etc. to reach items in need of repairs is required. Must have the ability to drive to and from job sites. Must be able to work outdoors, in hot and cold weather, as may be necessary.

ORGANIZATIONAL RELATIONSHIPS:

Reports directly to the Property Manager, who has the authority to determine the exact “day-to-day” duties of the technician. This determination will take into consideration the technician’s skills, experience, and career goals, and how they best fit into the operational needs of the property. Supervises maintenance staff, works closely with leasing personnel, 3rd party vendors and contractors. May take direction from company owners from time-to-time.

Leasing Consultant (Residential Multifamily Apartment Portfolio)

10 West Real Estate Group is seeking an experienced, motivated, self-directed individual to join our team as a full-time Leasing Consultant overseeing all leasing efforts at our portfolio of multifamily apartments.

10 West Real Estate Group is a full-service real estate company. We provide Brokerage, Property Management, Development, and Real Estate Investment services.

This role is responsible for all of the activities involved in leasing vacant apartment units as well as renewing existing resident leases.

RESPONSIBILITIES

  • Marketing our properties and units via our property management software (Appfolio) and via the MLS.
  • Analyze comparable market rents and concessions to rental prices and go-to-market strategies for our vacancies.
  • Systematically manage and follow up on inbound leads, calls and guest cards.
  • Schedule and conduct property tours with prospective tenants. Must have a flexible work schedule to accommodate evening and weekend property tours.
  • Process rental applications and perform tenant screening to qualify prospective residents.
  • Manage the lease renewal process and timeline with existing tenants.
  • Serve as the company expert on matters relating to Federal, State and Local Fair Housing laws, Tenant/Landlord ordinances and industry legal requirements to ensure compliance.
  • Exceptional customer service abilities, and the ability to communicate using clear, professional language
  • Assist in the tenant move-in and move-out process.
  • Monitor the condition of the property and units and communicate any issues to maintenance staff.
  • Create, document and maintain company leasing best practices and standard operating procedures.
  • Provide 5-star customer service to our prospective and existing residents.
  • Work both individually and on a team to maximize occupancy and achieve company and owner goals.
  • Provide weekly status reports to the principals of the company

REQUIREMENTS

  • Three years of multi-family apartment leasing experience (Required)
  • Flexible work schedule to accommodate evening and weekend property tours (Required)
  • Valid Illinois Leasing Agent License or valid Illinois Broker License (Required)
  • Bachelor’s Degree (Preferred)
  • Valid Driver’s License and proof of valid car insurance (Required)
  • Must have dependable vehicle to commute to different site locations (Required)
  • Excellent written and verbal communication skills (Required)
  • Highly technologically proficient with a variety of software tools including Microsoft Office, Google Suite, Property Management software and similar productivity tools (Strongly Preferred)
